The government has recently (26 June 2018) published updated and new guides for tenants and landlords in the private rented sector.

The updated “How to Rent” guide for tenants is the guide that landlords must provide to all new tenants at the beginning of the tenancy. Landlords cannot use the Section 21 possession procedure unless an up-to-date version of the guide has been provided to the tenant.

The government has also published a new guide on “How to Rent a Safe Home” which helps tenants ensure that a rented property is safe to live in. It sets outs tenants and landlords’ obligations. You can download a copy of “How to Rent a Safe Home” here.

For landlords, there is a government guide on “How to Let” which provides information for landlords and property agents about their rights and responsibilities when letting out property. The guide sets out the responsibilities, legal requirements and best practice for letting out a property in the private rented sector. The “How to Let” guide can be accessed here.
